Arrowhead is a 24-unit multifamily development in Boston designed to meet Passive House performance standards. The project occupies a triangular site, a constraint that shaped both the building’s name and its massing strategy. The geometry required careful planning to maximize efficiency, daylight, and livability while maintaining a clear and buildable structural system.

The development introduces a new partnership with a Boston-based prefab manufacturer that utilizes a hybrid workforce of skilled labor and robotics to produce fully constructed modules. These modules will be stacked five stories high, marking one of the first projects of this delivery type in Boston. The approach supports precision fabrication, improved quality control, and accelerated construction timelines.
Arrowhead is positioned to serve the “middle market” — a segment critically undersupplied in Boston’s housing landscape. The unit mix includes studios, one-bedroom, and two-bedroom apartments designed for practical, efficient living. By combining Passive House standards with modular delivery, the project seeks to control operating costs while maintaining attainable pricing relative to comparable new construction in the city.
The building abuts a public park and fronts a main street with long views toward downtown Boston. Its architectural expression is direct and restrained, with simple massing and expressed balconies providing rhythm and depth.
