The clients, working long distance, wanted contemporary forms and ambitious performance goals, including a realistic path toward net-zero energy operation.

Group Design Build chose panelized construction to control cost and accelerate the timeline to enclosure—reducing weather risk and labor exposure while protecting airtightness and assembly quality.
The project achieved a highly airtight enclosure using advanced framing and better-than-code wall assemblies, while still pursuing spatial generosity.
The foundation strategy was key to cost and constructibility. By reusing the existing foundation and infrastructure, the project avoiding extensive new below-grade work, and expanded the footprint about 40% using economical helical piles.
Foundations can rival the framing package in cost; this approach preserved budget for program, performance, and interior quality.

Despite constraints, the architecture pushed beyond typical prefab expectations. Double-height volumes and abundant onsite glazing flood the home with light, reflecting the client’s desire for modern openness.
An affordably procured PV array expanded solar capacity within budget, bringing the project close to net-zero.
Needham Net Zero demonstrates a core principle of Group Design Build: when budget, schedule, labor, and approvals limit options, performance and design quality come from structure, disciplined decisions, and delivery methods that reduce risk while preserving what matters.
