Under ConstructionCambridge adopted a bold new zoning that embraces urban density—taking cues from larger American cities and the compact village patterns of Europe. Unlike New York brownstones, these new rules still require air-space between structures, which pushes designers toward a new, slender vertical typology that steps beyond the classic New England triple decker. This represents Group Design Build’s first attempt at this emerging typology.

The developer needed strategies to reduce cost and increase long-term value in order to make the project viable.
Working collaboratively, the architecture team identified key moves that unlocked the opportunity. By retaining and repurposing the existing foundation, introducing cost-effective helical piles at the rear expansion, incorporating single-stair compliance to maximize efficiency, and designing a fourth-floor “grow space” that could be finished by occupants over time, the project gained the financial and regulatory leverage necessary to proceed.
Although delivered initially as a simple core-and-shell space, the fourth floor was positioned to capture panoramic views of Cambridge and Boston. That vantage point significantly enhanced market appeal, offering buyers the potential for a future finished level with exceptional light and outlook—adding perceived value without requiring full upfront build-out costs.
The project design incorporates high performance assemblies with Net Positive capacity. A Solar PV canopy protects outdoor living with panoramic vistas of Cambridge, and Boston.
