Single-family homes, two-family urban infill, additions and renovations, historic restorations and adaptive reuse, and multifamily developments of up to 30 units. We handle ground-up new construction as well as context-sensitive work in historic districts.

We integrate performance into the architecture rather than treating it as a separate consultant scope. Air-sealing strategy, thermal-bridge mitigation, mechanical sizing, and on-site power and water systems are part of the design from schematic forward — not retrofitted in construction documents. Yes. We prepare submission packages and coordinate with municipal building departments, historic district commissions, conservation commissions, and zoning boards as part of the architectural service. Approvals timelines vary by jurisdiction, but we plan for them in the project schedule from the outset.

Schematic through construction documents typically runs 4–9 months for residential projects, longer for multifamily or projects requiring discretionary approvals. We provide a project-specific schedule during the initial engagement.

Our work spans roughly $400 to $1,200 per square foot of construction cost, depending on scope, performance targets, finishes, and site complexity. We help owners size budget realistically before committing to full design.

Yes. While we offer design-build under a single contract (see Design-Build), we're equally happy to design and bid the project competitively, or to design for a builder you've already selected. We provide standard CA (Construction Administration) services in either case.

We work on a fixed-fee or percentage-of-construction-cost basis depending on scope and predictability. The structure is agreed during proposal, not adjusted mid-project.

Changes are normal and expected. We document them with a brief design memo showing scope, schedule, and fee impact before any additional work proceeds. Owners always know what a change costs and what it affects before approving it.

Yes. Many of our projects originate this way. We respond to architect-led RFPs and are happy to participate in competitive selection alongside our negotiated work.
