    All Electric Net Positive

    Lewis Net Positive is a single-family residence completed in 2024 and designed to operate as a net-positive energy system, producing sufficient on-site power to support the home and its electric vehicles. The project focuses on compact planning, high-performance enclosure design, and careful mechanical coordination to deliver long-term energy independence within tight suburban site constraints.

  • The lot required a highly efficient footprint. The design responds with a compact massing strategy that reduces envelope surface area while maintaining functional interior volumes and strong southern solar access. The building form is direct and controlled, supporting both performance goals and neighborhood compatibility.

    The house was site built and detailed to achieve ultra-low blower door airtightness. Wall and roof assemblies follow Passive House principles, emphasizing continuous insulation, thermal bridge reduction, and durable air sealing. The enclosure strategy reduces overall demand before relying on on-site generation to meet remaining loads.

  • The photovoltaic system is sized to offset full household consumption, including electric vehicle charging, allowing the home to operate net positive under modeled annual conditions.

    Indoor air quality was a primary driver of the mechanical design. The client’s respiratory sensitivities required enhanced ventilation strategies beyond typical residential standards. The system includes a high-capacity energy recovery ventilator with carefully balanced distribution, dedicated make-up air for the kitchen hood, and coordinated pressure management to maintain stable indoor conditions. Materials and detailing were selected to minimize off-gassing and support long-term indoor air performance.

    The exterior expression reinforces the building’s performance intent. The envelope reads as a continuous, protective shell—precise, durable, and tightly composed. The interior contrasts this controlled exterior with a softer material palette. Warm woods, organic finishes, and restrained detailing create a calm environment that supports both comfort and health.

  • Lewis Net Positive demonstrates how compact form, disciplined enclosure design, and integrated mechanical systems can deliver net-positive performance in a constrained suburban context while prioritizing occupant health and long-term resilience.

  • Tagore and his team at Group Design Build proved that not all design-build firms are the same.  They knew we had a firm deadline of being moved into the new home in time for our kids to start school in the fall and they not only delivered on that timeline, but even got us 2 weeks ahead of plan to give us time to get settled. 

    What surprised me even more though was the thoughtfulness of every detail that went into the home and the way they listened to our family’s needs and preferences and factored those into the design and the build.  Tagore has become a true friend of the family and is someone our kids talk of fondly, as the one who made our family’s dream home become a reality.
